Commercial Sales and Leasing - Leasing Manager for 122,000 square foot 14 story Class B office building in Central Business District of Downtown Miami with focus on turnover of tenants, retaining existing tenants, marketing and development of new leasing and construction oversight.  Classifications include commercial office, office showroom, and retail sales and leasing, land leases and sales for private owners and trusts. Services include sales contact, contract negotiation, investor and client correspondence, general contractor supervision of tenant improvements and sales closing. Responsible for taking office and retail occupancy from 69% to 98% in just over two years, effectively remarketing asset to commercial brokerage community, professional, civic and specific target market users utilizing sales skills, advertising and promotion. Professional property resource management and approach led to 170 new leases executed, 130 lease renewals executed, over 90,859 square feet in new leased square feet, 5% per square foot annual dollar rent escalations.

Dade-Monroe WAGES Coalition - Property Manager - November, 1998 - December, 2000 - Employed on a part time basis with direct responsibility for twelve Career Service Centers.  Located, negotiated, leased and contracted for remodeling and furnishing of eight centers.  Liaison between private landlords, Department of Children and Families, Department of Labor and Miami-Dade County in negotiations of leases, office relocations and landlord office maintenance.  Administration of office tenant improvements including budget, contract bids, purchasing, procurement and installations.
